Platting Process

Every request for a subdivision plat review must be submitted on the "Application for Platting" included under the Forms tab and must have original signatures.  All documents required by this application shall be submitted to the Town Secretary in a completed format.   An incomplete submittal will not be reviewed until all documents are received.  A table is included in this packet listing the plat submittal cut-off dates and the corresponding Planning and Zoning Commission and Board of Aldermen meeting dates.

Instructions

Plat Classification in General - Review times vary according to the type of plat under review.  Applicants should check with the Town Engineer to determine if a proposed subdivision plat will be reviewed as a Preliminary Plat, Final Plat, Minor Plat, Development Plat, Conveyance Plat, a Replat,  Amended Plat or a Plat Vacation.  Occasionally, the plat review process will reveal information that will result in a change of plat classification affecting the review schedule.

Coordination with Zoning - When the zoning classification is not consistent with the proposed development, an application for a zoning district change may be submitted simultaneously with the plat application.

Processing of Plat Application - The Town Engineer will coordinate the review of subdivision plats with other Town departments.  No subdivision plat will be considered until the subdivision plat application, all required documents, and all plat fees have been received.  The Town Engineer is authorized three weeks to complete review of all construction plans.  When staff review is complete, written comments will be provided to the applicant identifying items requiring response.  Written responses to each comment must be received from the applicant before the plat is scheduled for review by the Planning and Zoning Commission.

Plat Documents - The application submittal shall include the appropriate number of copies of documents in accordance with the table shown below.  The plat review process may identify the need for additional documents not listed below.  All blue line paper submittals shall be folded to 9" x 12" with the plat name showing on the face of the exterior panel.
